Marine Forces Reserve Headquarters Design/Build

GCAG provided project management, programming, architectural and interior design, roof consulting, construction phase services, scheduling and move management for a new facility to consolidate six commands into one 411,000 SF facility. The project, a public/private partnership with the Department of Defense, State of Louisiana and private developers, was conceived to replace and modernize the existing MARFORRES HQ facility.

The headquarters facility contains a wide variety of typical DoD uses. The design incorporates open office areas, command center, courtroom, JAG library and offices, weapons simulator, band room, fitness center, medical clinic, secure data center, executive suites for five General Officers and JWICS area. The facility also includes video teleconferencing rooms, a 260 seat classified auditorium, multi-use classrooms, distance learning center, SIPR training room, graphic audio/video production area and archival storage.

After design completion, Charleston USACE retained GCAG for validation of design, purchase and installation of all GFGI FF&E, valued at $30 million. Areas included the Armory, emergency generator systems, security systems, water treatment, entry control facilities, interior/ exterior signage, server room equipment, classified cabling system with Protected Distribution System and exterior security lighting.

GCAG provided roof consulting, security/site plan design, pre-occupancy services including a walk-through/punch list of the entire facility, contractor/tenant schedules, furniture delivery and installation, scheduling and move management, seat mapping and a move/swing plan. GCAG also provided construction phase services including shop drawing review, product data submittals and as-builts.

The building meets LEED certification requirements and is self-certified. A variety of energy analyses were completed to ensure efficiency. Sustainable design features, both interior and exterior, were included.

The design was completed two months ahead of schedule and the project remained ahead of schedule throughout construction. An early move-in was achieved.
