Applied Instruction Facility – Three Buildings D/B RFP

Gulf Coast Architectural Group developed the project definition (programming, initial cost estimate and initial schematic design), program and design/build RFPs for two new buildings, one addition/renovation project and supporting infrastructure improvements.

The new facilities included the Ground and TMD Instruction Facility (29,300 sf), the Core Instruction Building (16,947 sf) and a 6,500 sf addition to the Dining Hall. Design for a renovation of 6,000 sf of existing food service space was also completed. Because the facilities will be used jointly by Air Force, Army and Navy users, defining the scope clearly and concisely was critical. Knowledge of the standards of all three branches and how to integrate them was a key to success. The project scope also included new water service distribution and sewer service infrastructure to the proposed new buildings and four existing Range D-51 buildings. A UXO survey was completed. A comprehensive FF&E package valued at $1.5M including furnishings for classrooms, offices, showers/dressing rooms, 300-seat dining room and 600 meal-per-day production kitchen was included. Furniture specified included recycled content to meet LEED goals.
