The building had experienced water infiltration for over ten years, which was assumed to be a roof leak. Gulf Coast Architectural Group was engaged to perform an envelope investigation. After a review of existing condition drawings, assessment of known leak locations and an on-site assessment, GCAG staff recommended destructive testing since a failure of the masonry through-wall flashing was suspected.

At the locations where the brick was removed, the through-wall flashing had obviously been improperly installed when the facility was originally constructed. Corrective measures were developed and remedial work was overseen. The scope included masonry re-pointing, limited roof repair to the metal standing seam and modified bitumen roof, selective replacement of through-wall flashings, sill flashing modifications, gutter sealant replacement and expansion joint replacement.
